Palma has one of the best-preserved old towns in the Mediterranean. Many investors and property buyers are drawn to this region. Countless shady squares, a multitude of shops, street cafés and restaurants invite you to stroll and linger. In winding alleys, the lattices of heavy iron gates provide a view of the beautiful courtyards of the city palaces. Old stables or carriages, sweeping staircases or flower arrangements give a glimpse of times gone by. The contemporary architecture in Palma's city centre is also absolutely worth seeing and one is often surprised by the wealth of ideas of the architects and the excellent building quality. Bright flats or penthouses with a lift, roof terrace and garage are often sought after in Palma. In addition, the purchase of townhouses in Palma is currently on the rise.

Mallorca offers its residents a variety of dream residential areas - from the lively capital to a quiet retreat in the hills. Anyone looking for property in Mallorca's capital Palma will quickly discover that there is a wide choice of different property types and prices. Probably the most sought-after areas include the old town as well as the tranquil Calatrava district, the artists' quarter of Santa Catalina and the old fishing village of Portixol.

Living in Palma - Life on the doorstep

In recent years, Palma de Mallorca has rapidly developed into one of the most sought-after European metropolises for permanent second homes and high-quality holiday properties. The purchase of one's own property is therefore becoming more and more common. Exclusive properties, dreamlike sandy beaches, authentic mountain villages, beautiful hiking or cycling routes with spectacular viewpoints in the Tramuntana Mountains offer a varied programme in the partly untouched nature. In addition, many international schools with the highest standards have settled in and around Palma, so that young families can also easily move to their holiday home. Thus, Palma in particular has developed into a lively and liveable city all year round, which has something to offer in every season.

The different residential areas in Palma at a glance

Below you will find the individual residential areas of Palma presented in detail.

However, a surprising number of high-quality properties are also located in small, hidden alleys. Most of these are penthouses with roof terraces and a beautiful view over the old town of Palma, the cathedral and churches and sometimes the sea.

Santa Catalina

Santa Catalina is a charming district of Palma between the beautiful harbour, the Paseo Marítimo and the old town. The lively neighbourhood with its colourful houses and art nouveau villas has become a trendy part of town in recent years. International shops, cafés, restaurants and one of the best fruit and fish markets make Santa Catalina a popular meeting place for locals and residents.

Property buyers here are mainly people who like the unconventional atmosphere and at the same time appreciate the proximity to Palma's old town, the airport and the surrounding beaches. Renovated flats or penthouses with roof terraces and sea views are particularly in demand.

Architecture in Santa Catalina

The history of Santa Catalina began with crouched fishermen's cottages outside the gates and outside Palma's protective city walls. Just a few minutes' walk from the old town and La Lonja, Santa Catalina established itself as Palma's trendy district, from the home of sailors, fishermen, ropemakers and shoemakers.

Santa Catalina, with its charming little fishermen's houses and many bars and restaurants, is an absolute trendy district. Thanks to a neighbourhood initiative, the fishermen's quarter, which was rather neglected and partly run-down in the seventies, was completely renovated. Since then, it has been considered one of the coolest districts in Palma. The heart and soul of this district is the market hall. Here you can not only buy fish, meat, vegetables and fruit, but also have a delicious breakfast, a drink or a beer and tapas. Opened in 1920, the market hall, now modernly known as the "food market", is still the focal point in what is now a refreshingly lively district.

To this day, the houses have a maximum of two to three storeys. Lucky is the one who calls a beautiful patio or a roof terrace with sea view his own. Here, too, many of the houses and flats are stylish and not infrequently reformed in a minimalist but high-quality Scandinavian style. Thanks to the wealth of ideas of the designers and companies carrying out the work, the charm of the neighbourhood is also preserved here. It is hip, young, colourful and pretty. Small boutiques or galleries line up with countless urban cafés and very good restaurants with influences from all over the world. Mallorca has grown multiculturally here, which is reflected in the hustle and bustle of the streets, squares and shops.

Alternative places to live around Santa Catalina

Prospective buyers who cannot find the right property in Santa Catalina, but would still like to live centrally and by the sea, will certainly find what they are looking for in the nearby surroundings. A search is especially recommended here:

  • Palma Old Town
  • Portixol - Molinar
  • Arenal – Plaza de Palma

Residential areas in Santa Catalina

The mill quarter Es Jonquet above the city walls of Palma is particularly up and coming. The former fishermen's cottages are gradually being renovated and dreamlike properties are being built in first-class locations.

In the small alleys around the market hall, many property owners have also realised their dream of a flat or a penthouse with a terrace in Mallorca in recent years.

Portixol and El Molinar

Mallorca Stadthaus Palma Kaufen

The former fishing villages of Portixol and El Molinar have really taken off in recent years. They have transformed from quiet fishing villages into some of the trendiest areas in the southwest of Mallorca. The beaches in and around Portixol and Molinar have not been massively commercialised for tourists like many others on the southwest coast. This has allowed these neighbourhoods to retain much of their traditional charm. On fiestas and holidays, you can even experience some very special Spanish festivities here. Besides the almost untouched beaches, a beautiful promenade with a certain boho flair and a great selection of restaurants, bars and hotels are among the top sights. Anyone interested in a property in Portixol and El Molinar will find a wide range of offers here.

PALMA OLD TOWN - PENTHOUSES & DESIGNER FLATS

Palma has become one of the most popular old towns in the Mediterranean in recent years. Characterised by many small streets and squares, impressive architecture and historic buildings, the old town is a valued residential area for locals and international owners of second homes.  With just under half a million inhabitants and 300 days of sunshine annually, Palma is an ideal place to stay all year round.

Property buyers here are mainly people who love the flair of the old town and appreciate the proximity to the airport and all the surrounding resorts and beaches. Bright flats or penthouses with lifts and roof terraces are particularly in demand.

Architecture in the old town of Palma

Palma's city centre, located inside the city ring, the so-called "Avenidas", is characterised by old houses and city palaces from the 16th to 19th centuries. Around the plantation-lined boulevard, the Paseo del Born, you will find impressively beautiful, renovated houses. Likewise, in the many alleys of the old town, around the Plaza Cort, the town hall, in Calatrava, via the Plaza Mayor to the Plaza España and the Ramblas, you will find core-renovated palaces and houses everywhere, where the old charm can be found with representative facades and archways, sophisticated sun terraces and shady courtyards.

In Palma's old town, great emphasis is placed on authentic, Mediterranean materials: exposed Marés walls, oxidised metal portals, huge wooden doorways and fine Binissalem stone dominate the picture and blend in perfectly with the city's architecture. The architects and designers are true masters of combining modern technology and current space requirements with the conditions of an old palace. The result is prestigious entrance portals with large inner courtyards, inviting gardens with swimming pools, generously proportioned flats, penthouse flats with spectacular roof terraces, some with private pools and views of the sea and the surrounding church towers. Underground parking spaces and state-of-the-art technology round off the offerings of the most exclusive flats in Palma's old town.

The old quarter of Sant Francesc is also very popular. Here, next to the famous town hall square, the Plaça Cort, you will also find one of Palma's most exclusive hotels, the Hotel Cort. If you are looking for a property here, you will find mostly renovated flats in old city palaces, situated between small boutiques and delicatessen shops. Of course, there is also an overview of available flats in the old town. The lower part of the old town, near Plaça Major, is considered a particularly desirable residential area. A large part of the old Mallorcan nobility still lives here. Palma's more historically inclined lower town is adorned with some important cultural sites, such as the Teatro Principal and La Misericórdia.

Calatrava Quarter

To the east of the old town is the Calatrava quarter with its wide, palm-lined promenade that offers a wide view of the entire bay of Palma. The best locations are flats and townhouses in the Calatrava quarter, above the city wall. Most of the properties have a fantastic sea view. This residential area is also lined with venerable old town palaces and convents. However, as the number of pubs and shops is very limited, this part of the old town is hardly visited by tourists. Twenty years ago, the neighbourhood was still dominated by the local drug trade and the associated acquisitive crime. Due to the real estate boom that set in, two alleys were completely demolished and a theatre and a justice building were built. In addition, several city palaces were renovated and then divided into several residential units. This district is characterised by its walking distance to the cathedral, the harbour and the beach. If you are interested in a property in a central location in Palma, but are open to all residential areas, you will find what you are looking for here.

Palma's surrounding countryside

Palma's outlying areas are also enjoying growing popularity. In particular, the residential area around Palma's green spaces, Bellver Park, stands out. One of the most exclusive areas here is Son Armadans. Residents here appreciate not only the walking distance to the centre and the port of Palma, but also the particularly quiet location. However, peripheral locations that are even further out, such as Sa Teulera or Son Dureta, are also among the increasingly popular residential areas. Anyone who wants to buy a property in this area will find that a pleasant mix of detached houses and nicely designed flats awaits them in the midst of an extensive green landscape and the Na Burgesa promontory. The city centre can be reached from here within ten minutes by car. Other exclusive districts such as Son Rapiny or Son Vida are also in the immediate vicinity.
