The country house is part of the Estorff estate, which was built between 1929 and 1939 and comprises a total of 36 picturesque residential buildings. The estate was built by the architectural firm Otto von Estorff and Gerhard Winkler, which was very active in Potsdam at the time and is still renowned today, and was also named after the architects.

The villa is located on a quiet cul-de-sac, which has very little traffic and leads exclusively to the Estorff & Winkler estate. Thus, despite the central location, you enjoy a very quiet living environment. The historical building shows the typical characteristics of the Estorff & Winkler architecture. Thus, the symmetrical facade structure paired with the brick-red hipped roof, which was provided with a discreet bat dormer, radiates a simple elegance, which fits perfectly into the garden environment. Nauener Vorstadt is one of the most sought-after locations for high residential standards in Potsdam. The very attractive residential area developed along the former vineyards of the 18th century between Pfingstberg and Heiliger See. The names of the Große Weinmeisterstrasse and Kleine Weinmeisterstrasse still bear witness to the vineyards of that time. In the 19th and in the first half of the 20th century, detached villas and tenement houses, some of them stately, were built from the center of the town, mainly for officers and higher officials. A cohesive cityscape of high design quality emerged, framed by spacious parks such as the Pfingstberg with the Belvedere Palace and, above all, the New Garden on the Jungfernsee with Cecilienhof Palace and the Marble Palace on the Heiliger See.

This structure still characterizes the quarter today. This is particularly the case in the Estorff Siedlung, which is broad and designed as a cul-de-sac, where representative country houses on consistently large plots of land promise prospective buyers dignified and quiet living in the countryside.

The house is within walking distance (max. 5 min) of the New Garden, the Pfingstberg with the Belvedere Palace, Cecilienhof Palace and the two lakes. Nearby are the Leonardo da Vinci comprehensive school, the Protestant daycare center and elementary school Große Weinmeisterstrasse, the daycare center Königskinder in Höhenstrasse, the Fröbel daycare center Jungfernsee and the elementary school Rote Kaserne Ost.

The restaurant at Pfingstberg, the restaurant "Laubenpieper" and the brewery restaurant Meierei with beer garden at Jungfernsee as well as the landing stage of the White Fleet and the water cab are about 500 m away. Other high-quality restaurants that promise culinary highlights can be found in downtown Potsdam. In terms of culture, the famous Museum Barberini, the Nikolaisaal and the Hans-Otto-Theater offer you a diverse and high-quality program. Attractive destinations for excursions in the further surroundings of Potsdam are forests, lakes and some nature reserves, where you can switch off from everyday life in peace and quiet.

Freeway connection to the A 115 between Berliner Ring and Wannsee exists via Nuthestraße, which is approx. 2 km away as a multi-lane freeway feeder road. From there it is about 30 min to Kurfürstendamm and in about 45 min to BER.
