The approximately 144 m² detached house is south-facing and consists of several building sections. Two small buildings (built around 1922) of the Villa Gutmann were completely renovated in 1989 and supplemented by a central building that connects the two historic buildings.

In the east wing, which has a partial basement, there is a cosy eat-in kitchen, a bathroom and a bedroom with a balcony and a WC on the top floor. In the leaf-free season, the Jungfernsee can be seen from the bedroom balcony. The large living room is located in the single-storey centre wing, which has floor-to-ceiling glazing and offers wonderful views of the garden and greenery. The study is located in the west wing and a balcony room and a WC are in the attic.

Some renovation work has been carried out in recent years, such as the roof renovation of the west wing and the zinc roof of the centre building in 2009. The pellet heating system and radiators were replaced in 2013. Nevertheless, there is still a need for modernisation in order to adapt the charming ensemble to the times and one's own taste.
